In markets such as this, it is not unusual for a home to have a market value less than the amount the owner purchased it for and has spent improving or maintaining it.

Not every dollar spent improving or maintaining a home will increase its market value. Improvements such as adding additional square footage or updating a kitchen or bathroom typically have a higher rate of return. Replacing old shingles or other maintenance projects will not necessarily increase the home's market value.

Will Real Estate Video Help U Sell Your Home? - Realty Tours Northwest of Yakima

The preceding real estate video tour has been active for about 3 months and has received over 2000 views and can be found all over the internet, in search engines everywhere for search terms related to Chinook Pass and Yakima Washington. The numbers are staggering to say the least. The video has also been used as the feature video on several real estate classified sites as well.
However.....does that mean that the house will certainly sell with those kind of numbers? Not necessarily. Selling a home in today's market....along with all the advanced tools at our
disposal like YouTube, Facebook, Twitter and such is only a little bit of "icing on the cake"

Location, Condition and Price are still the most important factor when it comes to getting your Real Estate sold.

The beauty behind the concept of real estate listings on video is in the concept that "people LOVE video" and a video opens the doors of a property listing.... 24-Hours-A-Day in ways that PHOTOS simply CANNOT. Therefor, any given real estate listing that has a video tour WILL receive double, triple, quadruple and often times 100X more exposure to MORE people than any other listing that DOES NOT have a video tour.

It is all about the NUMBERS.

1. Google has acquired Quiksee 

Quiksee allows users to upload interactive photo and video tours of real-world locations with geo tagged information and place them on online maps. Once the transition takes place, Google Maps will include the videos in their Street View browsing. The enhancement to Google Maps will be a great add-on feature for real estate listings as the viewer can get a great view of the property and surrounding neighborhood as well as the ability to now watch a video of the home's interior.

2. Twitter has announced "Split Screen"

Twitter will be unveiling a new user enhancement dubbed "SplitSreen" Users will now be able to view photos and videos on Twitter without leaving the TWITTER application. The new integration will help entice users to view more videos and photos on Twitter as they won't have to leave Twitter and stay on the site longer. This too will ultimately lead to more property views for those real estate listings that include video.

Unkept Homes Cause the Value of Surrounding Houses to Tank | KIMA CBS 29 - News, Weather and Sports - Yakima, WA - Yakima, Washington 29 | Local & Regional

YAKIMA - It gives a whole new meaning to horrible neighbors. You know what I'm talking about, houses filled with weeds, chipped paint, and garbage everywhere. They're definitely hard on our eyes, and as Action News found out, even harder on our property values.

KIMA talked to a resident named Laura who asked that we didn't reveal her last name. She said she's very concerned about the dwindling state of her neighbor's homes.

"All of this is just absolutely terrible," she said.

Laura lives on Fifth Avenue, and although she takes good care of her property, she said the opposite is true when it comes to the residences around her. She said it makes her feel helpless.

"It makes me feel really bad," Laura said. "But what can I do"

The issue goes far deeper than how the area looks. Laura said the run down appearance of homes near her are causing her property value to plummet, and unfortunately, the amount of those cases are on the rise.

"When one person starts this, it snowballs," she said.

Realtor Jerry Mullen said he empathizes with Laura's frustration. He said he's seen first hand how much the houses nearby can impact the worth of your place.

"If your home is right next to a home that is trashed, has junk cars, washing machines in the front yard, it's going to impact the value of your home," he said.

Mullen said it's hard to put a number on the exact financial impact of the issue because every case if very different. He said he's seen anywhere from a five to 20 percent drop in value, and in some cases.

"It can make it extremely difficult to sell your property," he said.

KIMA called the Yakima Office of Code Administration, and they said the best plan of attack for these neighbors is to call their office and report it as soon as possible. They do get anywhere from 5,000 to 6,000 calls a year, but said they look into every one of them.

New home sales take big drop locally | Yakima Herald-Republic

 

YAKIMA, Wash. --  With the number of homebuyers still eligible for federal tax credits dwindling, new home sales in Yakima County took a huge hit in July.

The county sold just a dozen new homes in July, a drop of 61.2 percent from June, according to Headwaters-The Source, a Selah-based firm that tracks real estate sales. It was also a 36.8 percent drop from July 2009.

A final deadline of Sept. 30 is still on the books for the tax credit, but most took advantage of an earlier June 30 deadline, making July a rough month for home sales.

"It's not a big a surprise," said Pat Strosahl, CEO of United Builders of Washington in Yakima. "Everyone in the housing industry saw it coming."

In June, homebuyers rushed to qualify for either an $8,000 first-time homebuyers credit or a $6,500 repeat buyer credit.

The tax credits officially expired April 30, but buyers who had homes under contract by that date could also qualify for the credits if they closed on the home before June 30. That closing deadline has since been extended to Sept. 30.

"I think without that tax credit incentive, we would have seen in April and May what we're seeing now," said Chris Nass, an agent with Ross & Associates in Yakima and president of the Yakima Association of Realtors.

New home sales are also dampened with a still-high existing home inventory, Nass said. That would also discourage many builders from construction spec homes, which are built without a purchase contract.

Sales of new single-family houses nationwide fell to a record-low annual rate of 276,000 in July, a 12.4 percent drop from June and a 32.4 percent drop from July 2009, according to numbers released by the Commerce Department Wednesday.

Unlike the Yakima County data, which includes sales of all newly-built homes, the national figure only includes sold spec homes, said Glenn Crellin, executive director for the Washington Center for Real Estate Research at Washington State University.

"I don't know how many home builders in their right mind would be building on spec today," he said.

Most Yakima County home builders are being more prudent in how much they build because of the market.

"So the inventory of new homes is a little more controllable," Nass said.

Strosahl's projection for selling new homes at Zillah Lakes, United Builders' golf course and lake development off Interstate 82 has been pushed back three to four years.

When completed, the planned community would include 650 housing units and a variety of amenities, such as a golf course and a commercial center.

At the same time, United Builders is being aggressive in its marketing efforts with the belief that record-low interest rates will lure some buyers on the fence to buy homes at Zillah Lakes and its other housing developments.

Rates have continued to drop in the last few weeks to the sub-5 percent range, an unheard of rate a few years ago.

"We have booked several sales since the (tax credits) ran out," he said. "We are expecting more and we see signs of resurgence of housing activity."

But Crellin believes that the recovery is not that imminent, especially with unemployment still at high levels.

Last month, for example, unemployment in Yakima County was 7.7 percent, up from 7.1 percent during the same month in 2009.

"Until we start seeing employment growth, and I mean meaningful employment growth, I have a hard time being optimistic," he said.
